Two apartment houses with shops/offices and underground garages, Sofia, district Triadica, neighborhood Manastirski Livadi, quarter 45

Apartment house with underground garages and shops located in Manastirski Livadi includes two buildings situated on a common area and facing three streets.

• Building 1 is located in the northern part of the area and in its east side covers the kalkan of a neighboring building.
• Building 2 is free-standing, cornered, situated in the south part of the area.

The basements of the buildings are joined with common underground garage (36 parking places), accessible from the northern street.

At the underground level are designed:

• Storage premises for the apartments (32 in Building 1 and 13 in Building 2)
• Installation premises for the heating of every building
• Mechanical premises for the elevators

The basement of the two buildings is on the same level, defined by the situated on a higher level kota Building 1. The part of the underground garage that doesn’t fit the outline is separated on fuga. The construction of the buildings will be monolith steel-concrete – without beams and mixed.

At the first, ground floors of the two buildings are designed shops/offices with different areas – towards the streets – and garage cells – towards the common yard. The entrances to the buildings are designed as lobbies with premises for the security.

At the yard are provided 8 open parking places. There are designed different levels of parts of the first floors, so that the common usage of the yard could be ensured.

At the floors above the ground level are designed apartments. Around the east stairs cell of Building 1, on 4 levels (from 2nd to 5th floor) are situated three apartments on floor – a three-room apartment with N/S view; a two-room apartment with S view; and a two-room apartment with N/S view. At the first under-roof level, formed with terraces are designed three ateliers with different areas and functional schemes.

Another three smaller ateliers are situated on the second under-roof level. The two under-roof levels are designed with reduced height. The west stairs cell of building1 can be used by three apartments, situated on four levels (from 2nd to 5th floor): a two-room apartment with N/S view; a three-room apartment with E/S/W view and a two-room apartment with E/N view, and the last two apartments are with partly cut roofs. The stairs are up to the first under-roof floor, where are designed two ateliers; one of which is on two levels – with an inner ladder to the second under-roof floor.

At the first two apartment floors of Building 2 (the 2nd and the 3rd floor) are designed 5 apartments: a three-room apartment with N/E/S view; a two-room apartment with S view; a three-room apartment with S/W view; a two-room apartment with W/N view; and a two-room apartment with E/N view. On the place of the last two two-room apartments on the 4th floor is designed a three-room apartment with W/N/E view and partly cut roofs. The other three apartments are the same as on the lower floors. On the next under-roof floor are designed three apartments: a three-room apartment with N/E/S view; a three-room apartment with S/W view; and a one-room apartment with E/N view.

For finishing the facades are prepared silicant plasters and a partial stone dressing. The roof is covered with “Bardolin”.
