The building is located within Regulated Land Estate

V 3214,3215,3313,3315,3324 , neighbourhood 251, under the Urban Development Plan of the town of Bansko, with a total area of 4418 m 2 .

It is located entirely within the premises of the terrain lot, including , greenery and parking.

It is constructed as two bodies – one on joint – blocks A and B, with two exits to the east, with direct access from the street.

The structural concept and the configuration of the building gives opportunity for full-scale orientation of all apartments towards from all the winds , in this specific case eastwards and westwards, as well as beneficial sun exposure and air conditioning of separate tracts.

Architectura l concept

The building is wholly residential and has 69 apartments ; a drug store ; an underground parking lot ; a fitness gym ; sauna ; gym for table tennis and billiard .

It is composed of two bodies, one on joint – blocks A and B, with two exits to the east , unfolded on three residential floors , basement and under-ceiling floor, in accordance with the respective distances in view with the regulation borders, as well as a elevation of cornice set at 10 meters under the Detailed Urbanization Plan .

The building is located elongated at more than six meters to the eastern regulation border, whereby forming a space accommodating 21 parking places , eastwards it is located at 3.30 meters from the river-bordered regulation, northwards it is located at 4.10 meters from the sidelong regulation and southwards it is located at the required 3 meters of sidelong regulation.

The orientation of t he building provides for beneficial situation to all the winds, in view with sun exposure, shadowing, airing and air conditioning of separate tracts , taking into account the configuration of the terrain lot.

The building is projected in the spirit of Bansko family houses, the façade has been used classical material for the region – timber , stone , white scattered coat . The ceiling is glacis, with covering – ceiling tiles, visible wooden costa , and woodwork boarding .

 

Functional scheme

The absolute elevation 0.00 of both bodies is equal to 903.60 meters height , whereby it is compliant with the elevation of the applicable terrain and the street.

Both entries have direct access to the street, for block А with one differentiated step , for block В – with two to five steps. Both vertical communications are located immediately opposite the entries.

The technical premises under the stairs serve also for mechanical hall of hydraulic elevators serving the building.

Immediately to the direct entry at elevation +0.00 with direct access are located at the niches in the walls, where also the main electrical switchboard and electrometers are located, as well as the intercom devices and mailing boxes.

The basement accommodates the underground parking lot, a table tennis gym and billiard, sauna, and storage premises for the apartment s , predominantly at block Б.

On the ground floor , elevation 0.00, there are a drug store, 10 two-room apartments, studio and 4 -room apartments .

The residential floors at elevation +2.80 and +5.60 are identical as per configuration and accommodate 10 two-room apartments , four three-room apartments and 2 studios , making the maximum use of their correct orientation to all the winds, respectively taking into account the north-south orientation of the building.

Level of elevation +8.40 – third floor accommodates the same number of apartments, but with less area (in square meters) as the floor is restricted to the borders and is in fact under ceiling.

The ceiling floor at elevation +11.20 is not a residential one, with amassed height and beveled accommodating storage premises for the apartments of block А. The elevator does not reach there, the access thereto is possible only through the stairs.

Technical specifications of the building

The building is constructed with monolith beamless concrete construction on an entire fundamental tile.

The main construction axes are 3.30 meters and 4.20 meters .

The construction height of the floor is 2.80 meters.

The partition walls, encompassing the separate legally set property estates, as well as the external walls are monolith , composed of 25cm brick. The internal partition and non-bearing walls are made of gypsum , whereby meeting all the actual requirements and standards for construction thereof.

The flooring is made of floor ceramics and laminate parquet , in the wet rooms the walls are coated with faience, while ceilings are hung on gypsum.

The external apartment doors are massive, second grade fire-resistant, while the interior doors have laminate coating, but can also be made and veneered upon demand by the owners of the estate.

The sanitary halls are equipped with the products of “Vidima Ideal”. Each apartment is designed with an individual heating boiler.

The kitchen premises are equipped with multifunctional kitchen cupboard containing a basin, a dual ceramics hotplate , a microwave oven, a small inlaid refrigerator and absorber connected to the central air conditioning system composed of conventional chimney bodies.

The sewage installation is made of polypropylene tubes and each apartment is equipped with an individual water-gauge and electricity-gauge.

The outdoor woodwork at doors and windows shall be made of PVC .

All exterior walls are to be equipped with the planned heating isolation ( see heating technical calculations under the Sewage and Water Report) , made of extruded Styrofoam – minimum 4 cm or 5 cm of rock-wool .

The project is made in accordance with the regulations of the Categories for Manufacture under Firefighter Regulations under Article 2, Appendix 2, in compliance with which each floor shall be equipped with firefighting cranes , powder extinguishers of 12 kg and a place for bucket pump .

The g reenery, the interior of the common premises, the external flooring and the barbeque shall be made under an individual detailed project after the selection of a subcontractor to the investor.

 

COARSE CONSTRUCTION :

The structure of the building is monolith, c o ncrete , with beamless tiles, providing for maximum freedom of the partitions / see part Structures /. The casing is oversize, edged with hydrophobic plywood . The investor wishes to accomplish a maximum even and smooth surfaces.

CONCLUSIVE WORKS :

  • Walls :
  • The encompassing walls are made of grid bricks – 25 cm.
  • The internal walls depending on their end use are 12 or 25 cm.
  • The internal interior walls built of gypsum , depending on their end use are 7,5 or 10 cm.
  • The external walls have heating isolation minimum of 5 cm of expanded foam-polystyrol or rock-wool but not lighter than 140 kg per 3 meters while the external side thereof shall be finished with latex on coating or pre-wall edging of gypsum.
  • All external edges of the masonry building , after laying the heating isolation shall be protected with inlaid metal corners /mouldings /.
  • Ceilings :
  • Residential premises – living-rooms, bedrooms, child rooms, kitchens, and vestibules – with gypsum coating or gypsum -hung shall be finished with white latex. The lightened height is 2.60 meters.
  • Sanitary premises – bathrooms, toilets and wet premises – upon choice of the owners / hung ceiling made of hydrophobic gypsum min 9 mm or moist-resistant latex on coating .
  • Restaurant – with gypsum coating and white latex and partially hung ceiling of gypsum, under architectural detail. The lightened height is 3.20 meters.
  • Floors :
  • Parquet massive for the residential premises – rooms, bedrooms, and child rooms.
  • Terracotta – kitchens, corridors, bathrooms, toilets and wet premises.
  • Granite coating for all balconies, stairs and floor corridors
  • Entry vestibule upon choice – Granite or granite coating
  • Shop upon choice – parquet massive, granite coating, granite or terracotta
